Experience really matters

There are so many things that need to be considered in building a home in this area. Every different jurisdiction has different rules and every area requires different construction methods. Here we do not need to be on piers, 200 yards to the south we do. This makes a difference in construction to be sure, but it also makes a difference very early on: in the estimating stage. How would you like to go through the process for figuring out an initial budget, having the budget meet your financial goals, having the bank give preliminary approval, and then finding out you need another big increase in budget to cover unanticipated flood zone requirements?
